Description
If you love a bit of history, you will enjoy this tale. In 1746, the tenant here was a miller named Gordon, and one night he was woken by Colonel John Roy Stuart, the Jacobite officer and Gaelic poet born a mile or so away at Knock of Kincardine, then a hunted man in the weeks after the Battle of Culloden. John Roy asked to be ferried across the Spey, but sent the miller over first with instructions to splash the oars if government soldiers were waiting on the far bank. Soldiers were waiting. Gordon made the signal, and John Roy slipped away into the dark. He left his dirk behind as a thank you, and it is said to have stayed in the miller's family ever since.
Inside, the mill is straightforward and comfortable, put together for people who plan to spend their days outside and want somewhere warm and easy to come back to. There are two bedrooms, one with a kingsize bed and the other with two doubles, giving room for four adults and a couple of children. There is a family bathroom with a separate shower and bath, a cosy living room with a wood burning stove, a sunroom, and a large kitchen and dining space where everyone can gather at the end of the day. The kitchen is fully equipped for cooking proper meals at home, central heating keeps the whole house warm, and the stove gives it a real cosiness on cold evenings. Private parking sits directly outside the door.
What surrounds you is the real draw. Abernethy Forest, one of the last great stands of Caledonian pine in Scotland, begins within a couple of miles, and the RSPB nature centre at Loch Garten is close enough for a morning walk before breakfast, with ospreys, crested tits and red squirrels all regular sightings.
Boat of Garten is a stone's throw away, [about two miles], and boasts the historic Strathspey Steam Railway station. You can take the train into Aviemore and walk back along National Cycle Route 7, which meanders through birch and Caledonian pine forests. Boat of Garten has charming cafés, village shops including a gallery, and great places to dine in the evening.
Nestled between Aviemore and Nethy Bridge, Mullingarroch Mill sits within easy reach of all the major attractions the Cairngorms National Park has to offer, in a peaceful location almost untouched by time.

Cairngorm Holiday Lodge in Boat of Garten, Cairngorms National Park
Red Squirrel Lodge is a self-catering holiday lodge in Boat of Garten, in the heart of the Cairngorms National Park. Sleeping up to 8 guests across three bedrooms, it has a private hot tub, an open fire, and views over the golf course to the River Spey and the Cairngorm mountains beyond.
There's something about Boat of Garten that makes you arrive and breathe a bit differently. It's quieter than Aviemore, slower in a way that matters. The village has a community garden that people actually tend, a steam railway that still runs because locals believe it should, and restaurants where the owners are there and know their customers. Red Squirrel Lodge, on Kinchurdy Road, has that same care built into it.
Inside, the open-plan kitchen and living room is where everything good happens, a space where eight people can be together without feeling crowded. There's a brand new shaker kitchen with everything you need to cook properly, a wood-burning fireplace for cool Highland evenings, and floor-to-ceiling views across the golf course to the Spey and the mountains. Three bedrooms, a king, a double, and a twin with a double sofa bed, sleep 8 comfortably, with three bathrooms and a utility room with a full-size washer and dryer.
Outside, the hot tub sits in the garden with the Cairngorms directly in front of it. On a clear night, with the light fading off the mountains and the stars out the way they only are in the Highlands, you'll understand why guests who stay once tend to book again. There's a garden with space for kids to run, a BBQ for warm evenings, secure storage for bikes, and the Squirrels Drey for the little ones to hide out in.
Boat of Garten is one of the best-located holiday cottages in the Cairngorms for outdoor activity. Sustrans Cycling Route 7 runs traffic-free from the front door all the way to Aviemore through ancient forest, and the Speyside Way is equally accessible. The River Spey is minutes away, with the Kinchurdy salmon beats among the finest fishing in Scotland. Loch Garten and the RSPB Osprey Centre are a short drive, and Cairngorm Mountain is twenty minutes north, making this an ideal base for walking, cycling, fishing, and wildlife holidays in the Cairngorms.
Boat of Garten itself is part of the appeal. It's not a village trying to be a resort. The golf course, laid out over 125 years ago, still draws serious players from across Scotland. There's a post office, a proper shop, and two restaurants worth booking ahead. Aviemore is just eight miles away.
Red Squirrel Lodge is a Cairngorms holiday let for every season: the fire and hot tub in winter, the cycling, fishing, and walking in spring and summer. Book your Boat of Garten holiday lodge today and see why guests come back year after year.
