  1. CONTRACT igloo acts as a booking agent for privately owned properties, therefore once agreed via confirmation and deposit payment, the agreement is a direct contract between you and the individual lodge owner. Bookings are only agreed on the exchange of a deposit/full payment and confirmation.  The booking deposit is 25% of the rental and the final balance is due 30 days before arrival.  Your booking cannot be transferred to another property. You must make sure that all the information you provide to us in connection with your Booking is true, accurate, current and complete. If any of your details change (e.g. email address, postal address), you must promptly update your details.
  2. CANCELLATIONS we will refund your booking should you be required to cancel but we will retain the full booking fee to cover our reasonable costs.  Your booking isa legal contract between you and the owner of the lodge.   At our and the owner's discretion, we may be able to move your booking to a different date, if requested. Should the property become inhabitable or made unavailable for reasons outside our control, we shall endeavor to accommodate elsewhere or refund. In the event of non payment of a deposit or final balance, we reserve the right to cancel your provisional or confirmed  booking and retain the booking fee. 
  3. CORONAVIRUS It must be reported to us and to the NHS if a guest suspects they are ill or falls ill whilst on holiday in one of our lodges.  In this event, we request that the guest returns home or seeks medical attention immediately.  Any unplanned extension to a stay will be charged at the weekly rate.  In the event of any further travel restrictions, we will rebook your dates or refund your stay minus the booking fee. 
  4. PRICES are subject to change at any time.  There will be no change in price to a pre booked stay.  The price  includes power, utilities, linen, towels. There are no extra charges for facilities such as the hot tub or welcome packs as they are deemed complimentary. 
  5. GUEST SATISFACTION - please report any issues with the accomodation to us immediately.  We will do our utmost to correct any issues during your stay.  Should the responses from us or the contractors involved in the upkeep of the lodge fail to satisfy, please email us in the first instance. We will not accept any subsequent claims that  the property was not satisfactory. Please do not wait until the end of your stay to report any issue. 
  6. ARRIVALS AND DEPARTURES -  Arrival time is 4pm, unless advised otherwise.  Check out is strictly 10am.  On vacating, please ensure that the accommodation has been left as found, rubbish is removed from the house and garden, food and toiletries taken home, and any breakages reported to igloo.  We reserve the right to charge for breakages, excessive mess and damage to the property. 
  7. AGE RESTRICTIONS AND RESPONSIBILITY - Bookings cannot be taken from anyone under the age of 21. Please call us to discuss your requirements if you are unsure. The named person on the booking is the principal guest and must be present during the stay.  The stay cannot be sublet to a third party.  If any guests are found to be behaving in a detrimental way to neighbours, the property or the environment, we reserve the right to remove the persons or party from the accommodation without notice or refund.  Misuse of property - should we get complaints from neighbours or police about unacceptable behaviour such as parties, noise levels, abuse or illegal activity, we reserve the right to end the contract without refund.  Over occupancy is not permitted due to the pressure on services. Normal restrictions apply between the hours of 11:00pm and 7:00am, but we would ask our guests to quieten down after 9pm, especially when there are other residents nearby. 
  8. DOGS - Please respect the rules for bringing your pets to our houses so that future guest experiences are not impacted. Dog Foul left in garden spaces will be charged for additionally.  The pet charge does not cover any additional cleaning required on your departure such as hair/urine/faeces left on flooring & furniture.   Pets are not allowed on furniture or beds.  Pet packs will be available in line with our welcome schemes but we suggest that you bring what you need for your pet. Registered assistance dogs are allowed in all Properties free of charge. You must notify us of the intended presence of any assistance dogs prior to Booking. 
  9. SMOKING is not permitted inside our accommodation. - if provided, please use cigarette bins and dispose of all discarded cigarettes.  Rural properties have a higher fire risk, so please discard appropriately. 
  10. LIABILITY -  Damage to property and accidents -  we accept no responsibility for any damage to personal items, vehicles,  accidents or death. Please ensure you have appropriate personal and travel  insurance. 
  11. EXCLUSIONS - Our self catering accommodation is excluded from the Rent Act 1984 and may only be occupied on the dates specified on the booking confirmation/contract.
  12. SECURITY DEPOSITS-  are taken on the understanding that if any damage or need for extra cleaning occurs to the property or the facilities, including hot tubs, a fair deduction will be made for the costs of remedial work or purchases. Any disputes and final decisions will ultimately be with the owner of the property. 
  13. CONDUCT - The Scottish Outdoor Access Code - Fireworks are completely restricted.   We reserve the right to terminate a stay if fireworks have been used at the property.  Some of our properties are rural and care must be taken around livestock and with gates and fences. See the code here
  14. WEATHER - the owners of the properties and igloo cannot be held responsible for the loss of any utilities, weather conditions, cancelled transport or road closures that may affect your stay.
  15. LAW - Governing Law and Jurisdiction: The validity, construction and performance of this Agreement shall be governed by Scots Law. The Guest submit to the exclusive jurisdiction of the Scottish courts
  16. TERMS AND CONDITIONS - are subject to change at any time
  17. LODGE MAINTENANCE - you will receive several visits from our operatives and technicians to check on the hot tub or maintain the property.  Your privacy will be respected at all times.  Access to the hot tub must be given for Health and Safety reasons. We reserve the right to enter the property at any time but will do so only in extraordinary circumstances. 
  18. LOST PROPERTY -  please let us know immediately if you have left anything of value in the property.  A postage and packing charge will be levied for return of any items.  
  19. DATA &  COMMUNICATIONS - You agree to receive communications from us and Owners electronically and that electronic communications will satisfy any legal requirement for communications to be in writing.
  20. PRIVACY & COOKIE POLICY - Please read our Privacy Policy to see how we use your personal information, including the information you submit about yourself when making a Booking. By submitting your personal information to us, you agree to our use of that information in the ways described in our Privacy Policy, including sharing your information with Owners for the purposes of their provision of the Rental Services.
  21. Online services,  use a feature called a 'cookie', which is a small data file.  References in these Terms to 'cookies' also include other means of automatically accessing or storing information on your device. By agreeing to these Booking Conditions, you are providing your consent for us to use cookies in the ways described in our Privacy Policy, however, you may delete any of these cookies at any time if you wish. 
  22.  HOT TUB RULES AND REGULATIONS - you agree to use the hot tub in accordance with the detailed advice given in our advice.
